Is it really a leak, or just a Florida summer?
Plenty of the calls we take turn out not to be leaks at all. In this heat a pool loses real water to plain evaporation, and an autofill can disguise either answer: it quietly keeps the level looking normal whether your pool is healthy or bleeding water underground, so the first sign you get is the water bill. - Fill a bucket with pool water and set it on a pool step, so it sits in the same sun and the same air as the pool.
- Mark the water level inside the bucket, and mark the pool's level on the outside.
- Turn off the autofill, and read both marks 24 hours later.
The bucket and the pool evaporate at the same rate. If the pool has dropped clearly further than the bucket, the difference is not evaporation. That is water leaving your pool, and it is time to call us. If the two marks track together, you have a Florida summer, not a leak, and you just saved yourself a service visit. What a pool leak usually turns out to be (and not be)
The picture in most owners' heads is a cracked shell and a jackhammered deck.
In our experience, the dramatic crack in the floor is the rare one. What we see on these calls is that the leak is usually small and usually on the plumbing side, at a fitting, a joint, a skimmer throat or a light niche, and usually nowhere near the spot the owner has been staring at.
Small also means findable without destruction. We pressure test the plumbing to prove which lines hold and which do not, and we use acoustic listening equipment to hear water escaping underground. Nothing gets opened on a hunch, because the guess is expensive and the test is not. You get the answer, and the exact cost of the fix, before any repair work begins.
What we see in Punta Gorda
We have been finding pool leaks in Southwest Florida since 2003. More than 100,000 of them. What follows is not research. It is ours.
Punta Gorda's canal neighborhoods sit on ground people made. The USDA soil series mapped under them, Matlacha, gives its parent material as 20 to 48 inches of material produced by dredge and fill operations over sandy marine sediments.
The City recognizes these canal neighborhoods by name. Its canal system is divided into two maintenance assessment districts, Punta Gorda Isles and Burnt Store Isles.
And it does not behave the same from one end of a lot to the other. The USDA describes permeability in this material as variable within short distances, estimated moderately rapid or rapid in the fill and rapid in the material underneath.
What we have found is that placed ground is not the same from one lot to the next, and that is a reason to test, never to predict.
Punta Gorda has 13,756 housing units, and about 11,060 of them, roughly 80 percent, were built between 1970 and 2009.
In our experience, the year on the deed tells us less than what has been done since: replasters, equipment swaps, seawall work. History, not age, points the test.
The seawalls along these canals have suffered damage: three-quarters of a mile of it in Burnt Store Isles and over six and a half miles in Punta Gorda Isles.

Punta Gorda pool leak questions, answered
We are in PGI. Is it true the whole neighborhood is man-made ground?
It is not a rumor. The Soil Conservation Service's Charlotte County survey describes the map unit under these neighborhoods as nearly level, somewhat poorly drained soils that were formed by earthmoving operations.
What that means for your pool is ours to say, not the map's. Placed ground varies from lot to lot, so we test rather than predict.
Our seawall was repaired after Ian. Should the pool be checked too?
The seawall damage here was not isolated. The record shows three-quarters of a mile of it in Burnt Store Isles, and over six and a half miles of it in Punta Gorda Isles.
So it is worth a look. When an old wall comes out and a new one goes in next to old plumbing, the honest way to know the pool held up is to test it. You get a written finding, with the exact repair cost, before anyone touches anything.
The canals are older than every house on them. Does that matter?
The canal town really is older than its houses. The City dates the canal boom to the late 1950s, when new subdivisions were platted with canals connected to Charlotte Harbor in the Punta Gorda Isles and Burnt Store Isles neighborhoods.
Not to a leak, no. The canal out back was dug decades before the pool went in, and the pool is usually younger than the house on the lot. We do not date a pool off its neighborhood, and we do not guess where it is losing water off its age either. We test it.
Will you have to dig up my deck or my yard?
Not on a hunch, and usually not at all for the finding. We prove the location with pressure testing and listening equipment first. If the repair itself means opening something, you will know exactly where, exactly why, and exactly what it costs before anyone touches it.
My autofill runs constantly. Is that a leak?
What we can tell you is that a constantly running autofill is how a lot of real leaks first announce themselves, and it is also exactly what a hot dry stretch looks like. The fill hides the evidence either way. Turn it off, run the bucket test above, and let the marks tell you which one you have.
