What a pool leak usually turns out to be (and not be)
The picture in most owners' heads is a cracked shell and a jackhammered deck.
In our experience, the dramatic crack in the floor is the rare one. What we see on these calls is that the leak is usually small and usually on the plumbing side, at a fitting, a joint, a skimmer throat or a light niche, and usually nowhere near the spot the owner has been staring at.
Small also means findable without destruction. We pressure test the plumbing to prove which lines hold and which do not, and we use acoustic listening equipment to hear water escaping underground. Nothing gets opened on a hunch, because the guess is expensive and the test is not. You get the answer, and the exact cost of the fix, before any repair work begins.
What we see in North Port
We have been finding pool leaks in Southwest Florida since 2003. More than 100,000 of them. What follows is not research. It is ours.
What we can tell you is that what twenty years of calls here have actually looked like: not one dramatic hole, and a steady procession of fittings, returns, skimmer throats and light niches. The famous springs are geology. Your pool losing water is plumbing, until a test says otherwise.
North Port is one town we work where a sinkhole is not a rumor. Warm Mineral Springs is a 70 meter deep water filled sinkhole in the southern part of this county.
The state's geologists describe it as a large, circular, cover collapse sink.
It is inside the city. North Port annexed the Warm Mineral Springs locale, the location of a notable artesian spring, and a significant residential subdivision in its own right.
Little Salt Spring is the second one. It is a feature of the karst topography of Florida, specifically an example of a sinkhole.
And it is North Port's. The city maintains a Conservation future land use designation and Environmental Conservation zoning designation over the Little Salt Springs, and designates the area as a sending zone for Transfer of Development Rights.
The city is old on paper. North Port was platted and sold by the General Development Corporation, which the Mackle Brothers started in 1954, and it was incorporated in 1959.
But it is new in the ground. The median year built for a North Port home is 2005.
Of the city's 43,919 housing units, 30,607 of them, about 70 percent, went up in 2000 or later. The single biggest cohort is 2000 to 2009, at 15,812 units.
In our experience, this is where people are most surprised to have a leak, because everything is new. New pools lose water too. They just do it more quietly.
The ditches and canals here are not new. The city's drainage standards still set a 10 year frequency, 5 day duration standard for the existing ditch and canal systems constructed by the General Development Corporation. The channels the original developer dug are still the ones carrying the water.
And the high water table here is not an accident, it is policy. The city's stated objective is that the quantity of surficial aquifer waters will continue to be conserved by maintaining the water table as high as practical, recognizing the tradeoffs between the need to control flooding and reduce the amount of fill placed on the natural landscape and the need to maintain storage in the surficial aquifer.
What we see on these calls is that managed-high water leaves a leak nowhere visible to go. The ground is already damp, so nothing shows. The level line tells the truth before the yard ever does.

What we can tell you is that the sinkhole stories are half right and half not. The two famous springs really are collapse features and they really are inside the city limits, so the geology is real. What has never been real on one of our calls is a pool going down a hole. The water leaves at a fitting, a return, a skimmer throat or a light niche, and a test is what finds it.
Our house was built in 2006. Why is the pool losing water already?
A 2006 build sits right in the middle of North Port's biggest building era. Census figures count 15,812 North Port homes built between 2000 and 2009, the single largest cohort in the city.
So a 2006 pool is ordinary here, and being new decides nothing on its own. A modern pool can still let water go at a fitting or a return, and no build year rules that out. The way to know is a test, and that is the first thing we bring.
