What Our Pool Leak Inspection Covers
Our inspection follows the same proven two-step process used in our leak detection service, applied with a documentation-first approach.
Structure Check
Our technician dives the pool, regardless of size, to visually inspect every surface from the tile line down to the bottom drain. We check the pool shell, fittings, skimmer faces, return lines and main drain, for cracks, gaps, and active leaks. We will also attempt to check water features but may be limited depending on design and accessibility.
Every finding is photographed and documented with written descriptions for your report.
Plumbing Test
We test every plumbing line in the pool, including the skimmer, main drain, return lines, spa jets, and vacuum lines. Each line is isolated, and tested independently to confirm integrity. If a line is leaking, a pressure test will be performed to pinpoint the location of the leak. Water features often cannot be pressure tested during standard leak inspections due to their design.
If a leak is detected under the deck, in the yard, or under a slab, we pinpoint its exact location and document it for the report.
Equipment Leak Check
With the system running, we inspect all pool equipment for active water leaks. Any equipment found to be leaking is photographed and documented in the report with repair recommendations.
This is a leak-focused inspection of your equipment. It is not an evaluation of equipment age, efficiency, or general operational condition.

What does a pool leak inspection include?
A pool leak inspection includes: A full underwater structure check of the pool shell, fittings, skimmer faces, and return lines; A plumbing test to confirm any potential leaks in the plumbing lines; A full equipment inspection for leaks and operational issues; A detailed written report with photos. If the inspection is ordered by the seller, repairs will be made at the time of the inspection. If the inspection is ordered by the buyer, we will simply make note of the repairs needed and give a separate estimate for repair. Since the buyer does not own the property and the sale is not final, we are not authorized to perform repairs on the pool. Sometimes the seller will approve minor repairs which can be performed, but we never assume this is the case.
Is a pool leak inspection the same as a general pool inspection?
No. Our pool leak inspection is specifically focused on identifying leaks in your pool system. We are not a general pool inspector and do not evaluate the overall condition, age, or performance of your pool equipment. We inspect the pool structure, plumbing, and equipment specifically for active leaks while the system is running.
Do you evaluate pool equipment like pumps, heaters, and automation systems?
We inspect pool equipment for leaks while it is running. We do not evaluate the operational efficiency, age, warranty status, or general condition of pool equipment. If a pump, heater, or other component has an active water leak, we will document it. Equipment performance assessments are outside the scope of our pool leak inspection service.
What is included in the inspection report?
Your emailed inspection report includes photos of all identified leak locations, written descriptions of all findings within the pool structure, plumbing, and equipment, repair recommendations with estimated scope, follow-up requirements if any leaks require further investigation, and warranty information for any work performed during the inspection visit.
