Is it really a leak, or just a Florida summer?
Plenty of the calls we take turn out not to be leaks at all. In this heat a pool loses real water to plain evaporation, and an autofill can disguise either answer: it quietly keeps the level looking normal whether your pool is healthy or bleeding water underground, so the first sign you get is the water bill. Before you spend a dollar, do what we would do first.

- Fill a bucket with pool water and set it on a pool step, so it sits in the same sun and the same air as the pool.
- Mark the water level inside the bucket, and mark the pool's level on the outside.
- Turn off the autofill, and read both marks 24 hours later.
The bucket and the pool evaporate at the same rate. If the pool has dropped clearly further than the bucket, the difference is not evaporation. That is water leaving your pool, and it is time to call us. If the two marks track together, you have a Florida summer, not a leak, and you just saved yourself a service visit. What a pool leak usually turns out to be (and not be)
The picture in most owners' heads is a cracked shell and a jackhammered deck.
In our experience, the dramatic crack in the floor is the rare one. What we see on these calls is that the leak is usually small and usually on the plumbing side, at a fitting, a joint, a skimmer throat or a light niche, and usually nowhere near the spot the owner has been staring at.
Small also means findable without destruction. We pressure test the plumbing to prove which lines hold and which do not, and we use acoustic listening equipment to hear water escaping underground. Nothing gets opened on a hunch, because the guess is expensive and the test is not. You get the answer, and the exact cost of the fix, before any repair work begins.
What we see in Lakewood Ranch
We have been finding pool leaks in Southwest Florida since 2003. More than 100,000 of them. What follows is not research. It is ours.
Lakewood Ranch is a planned community and a census designated place of roughly 35,000 acres, sitting in southeastern Manatee County and northeastern Sarasota County.
It sits east of Interstate 75, and you get into it from the interchanges at University Parkway, State Road 70, State Road 64 and Fruitville Road.
The census designated place covers 47.1 square miles, of which 46.1 square miles are land and 1.0 square mile, or 2.06 percent, is water.
What we can tell you is that a Lakewood Ranch address does not tell us much on its own. It is a big community and it is not all in one county. When you call, tell us the village, Waterside or Country Club East or The Lake Club, because that is the part that tells us where you actually are.
Lakewood Ranch is part of Schroeder-Manatee Ranch, a working ranch. The Uihlein family, one of the original owners of the Schlitz Brewery, has owned the property since the early 1900s, and ranch activities have included cattle ranching and citrus, tree and turf farming, and aggregate mining.
Schroeder-Manatee Ranch transitioned into community development in February of 1994. Today Lakewood Ranch has more than 72,000 residents in 30 plus villages.
The median year a housing structure here was built is 2014. That is the Census Bureau's American Community Survey, 2024 five year estimates.
Of 21,049 housing units, 4,344 went up in 2020 or later, 10,057 between 2010 and 2019, and 4,587 between 2000 and 2009. That is about 90 percent of everything here built in 2000 or later.
Almost nothing here is old. Only 52 housing units date from 1970 to 1979, and 41 from 1960 to 1969.
In our experience, the newest pools in our territory are here, and new pools lose water too, at fittings and returns, quietly. Builders warranty paperwork does not find leaks. Tests do.
Under eastern Manatee County, where Lakewood Ranch sits, the surficial aquifer is mostly medium to fine grained, well sorted quartz sand, and it runs from about 10 to 90 feet thick. Inside it is a hardpan layer, sand with carbonaceous and limonitic material in it, averaging about 5 feet thick, and that hardpan retards vertical flow of water. The sandy clays of the Bone Valley Formation and the Hawthorn Formation form the base of it. So this is deep sand over sandy clay.
That is the eastern part of the county. The western part is a different subsurface entirely. Out there the same aquifer is sand, sandy limestone and shells, only about 1 to 20 feet thick, with sandy clays, clays and marls at its base. What is true out west is not true here.
The water table here is shallow. Across this county the average depth to it is about 5 feet, running from zero in flat, poorly drained areas to about 10 feet in topographically high areas, and seasonal swings are generally less than 5 feet. It is lowest in April or May and highest in September.
What we can tell you is that inland does not mean dry. This ground holds water against a pool for months at a time, and wet ground keeps a leak invisible from the surface.
What we see on these calls is that the water is leaving through a fitting or a line, not through the earth. The ground under a pool here is not the suspect. The plumbing is.

Waterside is a named Lakewood Ranch village on the official Lakewood Ranch district map, and Lakehouse Cove and Shoreview are named neighborhoods within it.

This is a young community. The Census Bureau's American Community Survey puts the median year a home here was built at 2014.
