Is it really a leak, or just a Florida summer?

- Fill a bucket with pool water and set it on a pool step, so it sits in the same sun and the same air as the pool.
- Mark the water level inside the bucket, and mark the pool's level on the outside.
- Turn off the autofill, and read both marks 24 hours later.
The bucket and the pool evaporate at the same rate. If the pool has dropped clearly further than the bucket, the difference is not evaporation. What a pool leak usually turns out to be (and not be)
The picture in most owners' heads is a cracked shell and a jackhammered deck.
In our experience, the dramatic crack in the floor is the rare one. What we see on these calls is that the leak is usually small and usually on the plumbing side, at a fitting, a joint, a skimmer throat or a light niche, and usually nowhere near the spot the owner has been staring at.
Small also means findable without destruction. We pressure test the plumbing to prove which lines hold and which do not, and we use acoustic listening equipment to hear water escaping underground. Nothing gets opened on a hunch, because the guess is expensive and the test is not. You get the answer, and the exact cost of the fix, before any repair work begins.
What we see in Naples
We have been finding pool leaks in Southwest Florida since 2003. More than 100,000 of them. What follows is not research. It is ours.
In 2023 the City had an estimated 18,720 housing units. Of those, 9,790, or 52 percent, were occupied, and the remainder were classified as vacant, including seasonal vacancies. Among occupied units, 40.6 percent are single family detached homes and 41.1 percent are multifamily apartments with ten or more units.
What we see on these calls is that the house nobody is standing in is where a leak gets its longest run. A lot of homes here sit empty for months at a time, the auto fill keeps quietly topping the pool off, and nobody sees the number until somebody opens the place back up. We would rather find that one in week one than in month five.
The City puts a number on the wet season water table in its own stormwater standards. Retention systems have to be designed and located no less than 18 inches above it, and exfiltration and pervious pavement a minimum of 24 inches above it. That is the City treating a wet season water table as a real design constraint, in its own code.
The developed areas of Naples have been artificially drained. Natural vegetation in this map unit is scarce, and most areas have been drained by canals and ditches. What is under a Naples yard is a drainage managed landscape rather than a naturally dry one.
What we can tell you is that when a city designs around its water table, a homeowner should not be diagnosing a pool by looking at a wet yard. The ground here is managed, drained and engineered, and none of that says anything about your pool. The test does.
In our experience, from Old Naples cottages to Port Royal estates the failure points are democratic: fittings, returns, skimmer throats, light niches. The scale of the house changes the address, not the leak.

Is Naples sinkhole country?
In our experience, the limestone people ask us about is almost never the answer. This is filled, drained, worked over ground, and a leak in it can run for months without putting a mark on anything you can walk out and see. So we stop hunting for the mark and go hunting for the water.

Which parts of Naples do you cover?
Coquina Sands is a residential area on the City's Future Land Use Map, in the northern end of the City, to the east of Gulf Shore Boulevard North. It carries its own High Density Low Rise designation.
Port Royal has a reclaimed water distribution system the City installed. The City reports that it moved irrigation demand off the potable water system and onto the reclaimed system, and that potable water pressure in the area increased.
Royal Harbor is an area within the City. In 2016 the City completed a five million dollar upgrade of the water distribution system located there.

Will you have to dig up my deck or my yard?

My autofill runs constantly. Is that a leak?
What we can tell you is that a constantly running autofill is how a lot of real leaks first announce themselves, and it is also exactly what a hot dry stretch looks like. The fill hides the evidence either way. Turn it off, run the bucket test above, and let the marks tell you which one you have.
