Is it really a leak, or just a Florida summer?

The bucket and the pool evaporate at the same rate. If the pool has dropped clearly further than the bucket, the difference is not evaporation. What a pool leak usually turns out to be (and not be)
The picture in most owners' heads is a cracked shell and a jackhammered deck.
In our experience, the dramatic crack in the floor is the rare one. What we see on these calls is that the leak is usually small and usually on the plumbing side, at a fitting, a joint, a skimmer throat or a light niche, and usually nowhere near the spot the owner has been staring at.
Small also means findable without destruction. We pressure test the plumbing to prove which lines hold and which do not, and we use acoustic listening equipment to hear water escaping underground. Nothing gets opened on a hunch, because the guess is expensive and the test is not. You get the answer, and the exact cost of the fix, before any repair work begins.
What we see in Estero
We have been finding pool leaks in Southwest Florida since 2003. More than 100,000 of them. What follows is not research. It is ours.
Estero's housing is overwhelmingly new. Of 26,937 housing units, 15,137 went up between 2000 and 2009. That is 56.2 percent of the town in a single decade. The 1990s added 4,490 and the 2010s another 3,520. Roughly 87 percent of Estero's housing dates from 1990 or later, and only about 4 percent of it predates 1980.
Estero did not even become a village until recently. It incorporated on December 31, 2014.
In our experience, a 2000s pool is old enough to leak and young enough that nobody expects it. The surprise is normal. The water loss still is not.
Estero's watersheds are made up predominantly of natural stream conveyances. The two big ones are the Estero River and Halfway Creek. The river splits into a North Branch and a South Branch at bamboo island, just west of the Villages at Country Creek, and the main branch outfalls into Estero Bay.
The water Estero fronts is Estero Bay. A chain of barrier islands borders the bay on its western side, and those islands are their own places, not part of this village. Water gets from the bay to the Gulf of Mexico through four passes: Matanzas Pass, Big Carlos Pass, New Pass and Big Hickory Pass.
Estero Bay is the Village's receiving water body, and it is an Aquatic Preserve within Florida, which requires additional protections for water quality.
What we can tell you is that pretty water changes nothing about lost water. Fittings, returns, light niches. That is the geography that matters to a pool.
The water table here is not an abstraction you need a drill rig to find. Lee County has so little topographic relief that discharge from the water table shows up at the surface as lakes, streams and rivers, and the Village names the Estero River and Halfway Creek as two of exactly those discharge features.
What we see on these calls is that in ground like this a leak leaves no calling card. The pool just eases down. People blame the heat for a season before anybody tests.

Estero is built around named residential communities. The Village of Estero's own Stormwater Master Plan names Villagio, Rookery Pointe and The Villages at Country Creek among them.

Our home was built in 2006. Why is the pool losing water already?
Estero built most of its housing recently. Of its 26,937 housing units, 15,137 went up between 2000 and 2009, the single busiest building decade the town has had.
So a pool from 2006 is young, and young pools still lose water. It rarely shows up anywhere dramatic. It shows up at a return, a valve, or the housing around a light, hardware that pays no attention to the year on the deed. The deed tells you how old the equipment is. It does not tell you the pool is holding, and the only way to know that for certain is to measure the loss and find it.
Does being near the river or the bay matter for a pool leak?
The lower Estero River moves with the tide. The Village's own hydraulic model uses NOAA tidal water level data as the river's downstream boundary condition, which is a technical way of saying the bay reaches up into the river.
For a pool, no. Tidal water in the river is a fact about the river, not about your pool. What loses water in a pool is a fitting, a return, a skimmer throat or a light niche, and the only way to know is to test it, not to blame the view.
Will you have to dig up my deck or my yard?
Not on a hunch, and usually not at all for the finding. We prove the location with pressure testing and listening equipment first. If the repair itself means opening something, you will know exactly where, exactly why, and exactly what it costs before anyone touches it.
My autofill runs constantly. Is that a leak?
